Do you need hardwood floors installed or refinished?

The owners of this Spanaway home were happy to find hardwoods under the carpet during their home remodeling project but thought the floors were in bad shape and wondered if they could be saved. I came in and assured them that after I was done sanding and finishing they would turn out looking beautiful. As you can see from the picture the floor came out looking nearly brand new.  We sanded the old finish off and applied 3 coats of Pallmann 96 waterbased finish which allowed them to stay in their home during the finishing process.
